For decades, low-income housing has been one of two things—either a small, cramped unit in a very dangerous and dirty neighborhood or a small, cramped apartment in a gentrified neighborhood that is only affordable in the minds of millionaires. Located in the heart of Mt. Rainier, MD, the artist housing is close to The GLUT, (a community run grocery store), Joe’s Movement Emporium, and the Mt. Rainier Police Station, so you can always feel safe and secure when you’re home. And with strict leasing policies, there is no way someone can just wander into the building unannounced.

Inside the apartments, you’ll find huge windows with screens, all new appliances, a large bathroom with an oversized tub, modern slide doors, and central heat & air. All the units are all 1-bedroom with a small enclave that can be used as a studio, den, yoga station, or library. The enclave has 3 windows almost as tall as the room itself that face either the front or the back, depending on your unit. There is a breakfast bar, removable drying rack, and paint sink for visual artists. The bedroom is very large and has a walk-in closet along with two sizable windows. The front room also has a large closet with sliding doors.

The glossy hardwood floors are nice and the walls are thick, so no need to worry about noisy neighbors. The artists are friendly and with only 12 units in the building, it feels more like a family than an apartment complex. Residents enjoy all electric appliances and a community rooftop large enough to have great get-togethers in the summer. The rooftop overlooks the entire city of Mt. Rainier including the local library, stores, and restaurants, and well as the metro circle. Mt. Rainier even has its own bus that runs to the local metro station (Rhode Island Avenue Metro). No pets are aloud in the complex, but you can always adopt a plant!

Housing Initiative Partnership’s artist housing in Mt. Rainier, MD has limited availability and there is a lengthy application process to verify your income, validity as an artist, and references. Prices vary and are based on your annual income.

Affordable Living at Kaywood Garden Apartments

Kaywood Gardens in Mt. Ranier, Maryland features parquet floors and every layout is spectacular. Its perfect for your first place and is near some beautiful trees and around the corner from a shopping center that includes a beauty salon, auto parts store, and groceries. Any young person would love this complex because it gives you a huge amount of space for your money AND your cats are welcomed here WITH NO PET DEPOSIT! This is one of the cheapest complexes in Prince George’s County.

The staff seems very willing to help out in any way they can. Some of the resident complain abut crime in the neighborhood, which can be a problem, but as someone who has lived in Mt. Ranier in the recent past, it is a relatively safe area as long as you stay sharp! With a great fitness center, laundry center, and plenty of parking, you’ll really enjoy yourself. You also have the option of either carpeted or hardwood floors.

One problem at Kaywood Gardens is that there is a serious lack of parking. Most college students who rely on the metro will have no trouble with this. Additionally, most of the units include utilities. The extremely low $300 deposit makes Kaywood Gardens very appealing. Because the complex is so close to DC, there are metro busses right in front of you doorstep. The Fort Totten and West Hyattsville Metro stations (on the green, yellow, and red lines) are with a five minute drive. College Park, Catholic University, and Howard University students will love the proximity to classes. Its a great alternative to on campus living and you’ll actually save money!
